Full surface clean
We sweep and blow the whole area, scrape off dirt build-up, and treat oil spots so the sealer actually bonds instead of peeling off in sheets.
Surface
Asphalt fails from the top down. Sunlight burns the binder out of the surface, water works into open cracks, and Kansas freeze-thaw cycles widen every one of them over the winter. Sealcoating puts a fresh protective skin over the surface and crack filling closes the paths water uses to reach the base — together they are the cheapest work you can do on a lot that is still structurally sound.

When you need it
What the work includes
We sweep and blow the whole area, scrape off dirt build-up, and treat oil spots so the sealer actually bonds instead of peeling off in sheets.
Working cracks get cleaned out and filled with hot rubberised crack sealant that stays flexible when the pavement moves with the temperature.
Edges and tight areas cut in by hand, open areas coated evenly, applied at the coverage rate the surface condition calls for.
Lines kept tight to the concrete and landscaping, then clear instructions on how long to stay off before traffic returns.
How it runs
We walk the pavement, measure it, and tell you honestly whether sealcoating is the right move or whether the area needs repair first.
Clean, treat, and fill. Crack filling is done before sealer so the whole surface finishes as one skin.
Sealer goes down in the right weather window, then the area stays closed while it cures. We schedule around your hours where we can.
Where we work
We cover Manhattan, Abilene, Junction City, Salina and Topeka, plus the towns and rural properties in between. Not sure if you are in range? Call 785-576-2176 and ask.
