What the work includes

What we actually do on site

Grade and drainage planning

We work out where the water needs to go before anything is laid. A flat-looking lot that holds water fails early, every time.

Base preparation

Existing surface milled or prepared, soft areas dug out, and the base graded and compacted so the new asphalt has something solid underneath.

Overlay or full-depth paving

An overlay when the base is still sound, full-depth paving when it is not — chosen from what the inspection actually finds, not a default.

Rolled, sealed joints and edges

Mat laid to a consistent thickness, compacted while hot, with tight joints against concrete, gutters and existing pavement.

We measure, check the base and drainage, and lay out whether an overlay is enough or the area needs full-depth work.

Mill, excavate and prepare

Old surface removed or milled where needed, base corrected and compacted, grades set so water runs off.

Pave, compact and stripe

Asphalt laid and rolled, then striping goes back on once the surface is ready — so the lot comes back finished, not half done.

Straight answers

Overlay or full replacement?
If the base is sound and the problem is the surface, an overlay usually makes sense. If the base has failed, an overlay will crack through in a season or two. The inspection decides it.
How long before we can park on new asphalt?
New asphalt needs time to cool and cure, and the timing depends on temperature and thickness. We give you specific re-open times and keep the area marked off.
Can you pave over gravel?
Often yes, once the gravel base is graded and compacted properly. We check the base and the drainage before we commit to it.
